My Landlord has insurance. Why do I need any?

Landlord insurance relates to the actual building which the Landlord owns. It is designed to protect the property. It does not cover your contents, or your liability to others.

As an occupant, you are liable for damage caused to others. There may be visitors to your home, or they could be other tenants in the building. There may,for example, be a leak from your flat, which could damage your neighbour's property. Without proper insurance you would be liable to pay for this.

Protect your contents.

If, for example, there was a fire in the building which destroyed everything, the Landlord would be compensated for the cost of rebuilding the property. You would have to personally fund the cost of replacing all of your belongings, which you had built up over the years. Can you imagine what that would cost? Why take the risk? For a relatively small amount, you can pass the replacement costs over to the Insurers.

How do I calculate the amount of cover I need?

You need to make sure that you have included all of your contents. Go through your home, room by room. Make a list of every item in each room. Then put a realistic value on each item. You may be pleasantly surprised at the value of your belongings. Total this and there you have an amount to insure. You should review this figure at least annually.

Can I insure the improvements I have made to the property I rent?

You may have added valuable carpets, curtains, light fittings. You can include these in your insurance. They would not be covered otherwise.

What if I have to move out when repairs are being carried out?

If your home is unfit to live in while insured repairs are being carried out, make sure your policy will cover certain out of pocket expenses that are necessary.

Is my liability for damage to others covered?

Make sure that your policy covers your liability to others for accidental damage caused by you. This may be to others living in the same building or visitors to the property.

Don't scrimp on liability cover. Buy the best you can afford. If an accident happens and you are liable, you'll be glad you did.
